If you are on the fence about working with a Realtor to list your home for sale, the first thing you should realize is that not all Realtors are created equal and may offer different services.

In this article, I want to explain when you should and should not be paying for a Realtor to list your house.

When you should NOT use a Realtor

To get a yard sign

I mean…you can get one of these at Home Depot. So if you are just looking for someone to put a sign in your yard, I would not recommend paying for a Realtor.

List the home in the MLS

Having your home listed in the MLS will get your property seen by Realtors, but it won’t necessarily get your home seen by home buyers. Your home being listed in the MLS was most valuable when the internet first gained popularity because with the new technology, all sorts of agents at different companies could see that your home was for sale and show it to their clients.

Nowadays, with big real estate websites, apps, commercials and more, it is common for buyers to find the house that they want to buy on their own before even contacting a real estate agent. So, having your home listed in the MLS isn’t as valuable as it used to be (and definitely isn’t worth paying full real estate agent commissions for).

You have no equity in the home

This is a tricky one. I have spoken with homeowners who have lived in their home for just a few months to a few years that have little to no equity in the home. If you don’t have sufficient equity in your home, you may not have the means to pay for a Realtor. In this case, it may make more financial sense for you to try and sell your home on your own.
